Guest Information, Check-In & Arrival Requirements

These steps are required for licensed holiday rentals in Spain.

Guest Verification (Truvi)

  • Verification must be completed before arrival.
  • Choose between a €500 refundable deposit or €35 damage waiver.
  • The damage waiver is recommended — it covers accidental damage and avoids a security hold.

Legal Guest Registration

Under Spanish Royal Decree 933/2021, all guests must complete a personal registration form before arrival.

Access codes are released automatically once all verification and registration steps are completed. Incomplete steps will delay access to the property.

Booking Conditions

  • Lead guest must be 25+ years old.
  • The person booking must stay at the property.
  • No third-party or group bookings.
  • No pets allowed.
  • 50% at booking · 50% due 21 days before arrival
  • No charge for infants aged 1–2.

Arrival & Check-In

Standard check-in time: 5:00 PM

Access to the property is managed through secure digital door locks using a unique PIN code for each booking. Your personal access code activates automatically at the scheduled check-in time once all required steps have been completed.

After booking, you will receive access to your Breizas Guest App, which is used to manage your stay and check-in.

The Guest App is the only place where you will find:

  • Arrival instructions and directions to the property
  • Your personal access code and activation time
  • Guest registration for all travellers (required before arrival)
  • Optional services such as early check-in and late check-out, if available

Important: Important: Access to the property is controlled through the Guest App. Your door code, arrival instructions, and any optional services are only activated once all required steps have been completed.

These steps are required under Spanish regulations for licensed holiday rentals. Access cannot be granted until all required information has been submitted.

To avoid delays or disruption to your stay, please ensure everything is completed in advance. If requirements are left until arrival, support may not be immediately available and your booking could be at risk of being treated as a no-show.

Early check-in: If available, early access may be offered closer to your arrival date through your personal guest link. This is a paid optional service and is always subject to availability.

No physical keys are used — access is fully automated, secure, and prepared in advance of your arrival.

Cancellation Policy

  • 100% refund 30+ days before arrival.
  • 50% refund 15–29 days before arrival.
  • No refund within 15 days of arrival.

Optional Protection

Guests may purchase Check-in Hero through Truvi. This covers alternative accommodation costs of up to €85 per guest per night in the unlikely event of a check-in issue.
